Karen is an excellent realtor, and she did a great job finding a buyer for my house. My situation had a number of complications. I was living in another state (about 800 miles away). The house I was selling is a very particular property—an old farmhouse on a few acres, not in a subdivision. And the house needed a good deal of work, much of which I was leaving for a buyer. Looking to buy a home, sell a home or both? Don’t make the same mistake I made. I was sure I could handle this adventure without the help of a realtor. Not so fast. First I had a very difficult time finding a home in the area I wanted to move to. Every time a house in this area went up for sale it was sold before I even had a chance to look at it. Then when I did find one that was about to go on the market I spent considerable time and money negotiating with the owner and having contracts written. In the end the owner didn’t really want to sell and I was back to square one. Several months later my luck changed. This was when I first met Karen McDorman, a broker/realtor who works for Irongate Realtors in their Englewood Ohio office. She was putting a home on the market in the area I was interested in and she was available to meet with me for a property tour on that day. I was very pleased with what I saw and Karen was well prepared to tell me about the house, about the area, about the asking price. This sale was of my Dad's house on behalf of my sister and I. Because of the location (Trotwood schools) I was less than optimistic regarding the eventual sale price. Things regarding Dad have been so much of a hurried blur, I am not sure how Karen McDorman came to be the first realtor we interviewed, though I am sure Karen impressed us both such that we didn't look any further and decided Karen was our choice. Karen chose to list at a price point I thought way too high, though there was serious interest indicated by some that subsequently toured the home. As initial interest faded, Karen suggested a price decrease was in order. The new price still seemed high to me but we just let Karen do her thing, which amounted to us getting an offer of exactly the new price that very evening, if I recollect correctly. After some negotiation we came to an agreement with the buyer. Then there are the land mines Karen guided us through: Property Liens, and the surprise of possible Covid issues with my sister and I being placed under quarantine due to contact with a person that tested positive. Karen's expertise assisted in resolving the lien issue, which we worried may have scotched the house sale. Karen and Irongate Realtors put on their thinking caps and arranged a Covid-friendly parking lot outdoor closing that resulted in happy sellers and buyers. I was actually worried we might have had to settle for maybe half of the eventual selling price, so, that we are pleased and happy is an understatement, and amazed describes how swiftly Karen sold the house.
